At Hilton Hotel, Petaling Jaya, ARCHTECH was engaged to carry out flat roof waterproofing works covering 12,130 square feet, where leakage risks were elevated due to extensive roof detailing and service installations.

Site Conditions & Waterproofing Challenges

During inspection, the flat roof was found to consist of two distinct conditions, each requiring a different waterproofing approach.

Areas with Extensive Roof Detailing

These areas included:

  • Water tanks
  • Satellite dishes and antennas
  • Manholes and service penetrations

Such detailing creates multiple joints and transitions where:

  • Water tends to collect
  • Movement occurs between fixtures and the slab
  • Leakage risk is significantly higher if not properly sealed

Open Flat Roof Areas

Other sections of the roof consisted of:

  • Large, uninterrupted flat surfaces
  • Minimal penetrations
  • Clear drainage paths

These areas allowed for the use of robust sheet-based waterproofing systems.

Waterproofing Strategy & System Selection

To address the varying roof conditions effectively, ARCHTECH implemented a dual-system waterproofing strategy, ensuring each area received the most suitable and reliable solution.

Liquid Membrane Waterproofing System (Applied at detailing-heavy areas)

For areas with complex detailing and multiple penetrations, ARCHTECH applied a 4-layer liquid membrane waterproofing system, selected for its seamless application and flexibility.

Liquid Membrane System Build-Up

  • Layer 1: Primer
    Applied to seal the concrete surface and improve adhesion.
  • Layer 2: Fibre Mesh Reinforcement
    Embedded to strengthen the system, distribute stress, and reduce cracking at joints and transitions.
  • Layer 3: Liquid Membrane
    Applied to form a seamless waterproofing layer around penetrations and irregular surfaces.
  • Layer 4: Liquid Membrane
    A second coating applied to achieve sufficient thickness and long-term durability.

This system was selected for its ability to seal complex detailing effectively, accommodate movement, and reduce leakage risks at high-stress areas.

Torch-On Membrane Waterproofing System (Applied at open flat roof areas)

For larger roof areas with minimal detailing, ARCHTECH selected a torch-on membrane system for its durability and proven long-term performance.

Torch-On Membrane System Build-Up

  • Layer 1: Primer
    Applied to prepare the substrate and ensure strong membrane bonding.
  • Layer 2: Torch-On Membrane
    Heat-applied waterproofing membrane installed with controlled torching to achieve sealed overlaps and uniform coverage.

This system provides consistent thickness, high resistance to weathering and UV exposure, and reliable protection over expansive flat roof areas.

Application Methodology

All waterproofing works were executed by ARCHTECH’s trained and qualified in-house specialists, following a controlled and systematic process.

Step 1: Surface Preparation & Rectification

Roof surfaces were thoroughly cleaned.
Cracks, uneven areas, and weak points were identified and rectified to improve bonding and reduce water ponding.

Step 2: System-Specific Application

  • Liquid membrane was applied at detailing-heavy areas, with careful treatment around tanks, penetrations, manholes, and joints
  • Torch-on membrane was installed at open roof areas using controlled heat to ensure proper adhesion and sealed overlaps

Special attention was given to transition zones between systems to ensure continuity and waterproofing integrity.
