Project Overview
Manufacturing and warehouse facilities depend heavily on dry, protected internal environments to safeguard equipment, raw materials, and finished goods.
At Perabot Bahagia in Ijok, ARCHTECH was engaged to carry out flat roof waterproofing works covering 4,637 square feet, where roof leakage posed a risk to daily operations and stored materials.
Unlike commercial or hospitality buildings, industrial facilities require waterproofing solutions that prioritise durability, minimal downtime, and long-term reliability, especially under constant weather exposure.
Project Type: Manufacturing/Warehouse Facility
Area Covered: 4,637 sq ft
Waterproofing System: Primer + Torch-On Membrane
Site Conditions & Waterproofing Challenges
During the site inspection, several waterproofing concerns were identified on the flat roof area:
- Existing cracks on the roof surface, allowing water to penetrate during rainfall
- Uneven roof areas, increasing the likelihood of water ponding
- Absence or deterioration of angle fillets at upturns and joints, causing water to accumulate at corners and seep into weak transition points
- Signs of aging waterproofing, reducing effectiveness over time
- Operational sensitivity below, where leaks could affect machinery and inventory
In industrial settings, leakage at corners and joints is especially critical, as these areas are subjected to repeated water exposure and movement, accelerating failure if not properly treated.
Waterproofing Strategy & System Selection
After assessing the roof condition and operational requirements, ARCHTECH recommended a primer and torch-on membrane waterproofing system, selected for its proven performance on flat roofs exposed to heavy rain and thermal movement.
Why This System Was Selected
- Strong adhesion with proper surface priming
- Seam-welded membrane overlaps, reducing leakage risk
- High resistance to weathering and UV exposure
- Low maintenance requirements, suitable for industrial use
This system provides consistent protection while supporting uninterrupted facility operations.
Application Methodology
All waterproofing works were executed by ARCHTECH’s trained in-house specialists, following a controlled and systematic process.
Step 1: Surface Preparation & Rectification
The roof surface was cleaned thoroughly to remove contaminants.
Identified cracks were treated, uneven areas were rectified, and proper angle fillets were formed at critical joints and upturns to improve water flow and reduce stress on the waterproofing system.
Step 2: Surface Priming
Primer was applied evenly to enhance membrane adhesion and ensure consistent bonding across the roof surface.
Step 3: Torch-On Membrane Installation
Torch-on membranes were installed using controlled heat to:
- Achieve proper bonding
- Ensure sealed overlaps
- Maintain uniform membrane thickness
Careful detailing was carried out at joints, edges, and drainage areas.
Workmanship & Quality Control
For industrial facilities, waterproofing failure often results from inadequate surface rectification or rushed application.
For this project:
- Angle fillets were properly formed and reinforced to prevent water accumulation and membrane stress at corners and transitions
- Cracks and uneven areas were addressed prior to membrane installation
- Application was performed by trained and qualified in-house specialists
- Works followed industry-accepted installation standards
- Materials used were SIRIM-certified and Green-certified
- Continuous supervision ensured workmanship consistency
Based on the certified system selection and controlled application process, this waterproofing work is backed by a 10-year warranty, providing long-term assurance for the facility owner.
Results & Performance Outcome
Upon completion:
- The 4,637 sq ft flat roof area was fully sealed
- Roof surface conditions were improved to minimise ponding
- The waterproofing system now provides long-term protection backed by a 10-year warranty
The completed works help protect:
- Machinery and production areas
- Stored materials and finished products
- Ongoing manufacturing operations
Why This Project Matters
This project demonstrates ARCHTECH’s capability to deliver reliable waterproofing solutions for industrial and warehouse environments, where durability and operational continuity are critical.
Key takeaways:
- Surface rectification is essential for long-term waterproofing success
- Industrial roofs require durable, low-maintenance systems
- Proper workmanship determines performance over time
